Halligan Coffee Bldg Conversion

An old warehouse in downtown Davenport will soon be converted into apartments. Last night, the city council approved re-zoning the Halligan Coffee Company Building, on the corner of East 4th and Iowa Streets.

City planner, Ryan Rusnak, says a key feature of this project is the developer, Y and J Properties, is made up of local investors.

"What we saw in the past was out-of-state investors who appreciated the value and history of some of the buildings. What we're starting to see now, and we were waiting for this to happen, is a group of local investors to come forward."

Y and J Properties is already in the process of converting another building, Peterson Paper on Second Street, into apartments. Rusnak says the Halligan Coffee building was built in 1907, and is part of the Crescent Warehouse Historic District. And when the project is done, probably next year, it will have 45, one and two-bedroom units.
